Recent market snapshots also show some pricing differences. Redfin reported Tampa’s median sale price at about $490,000 in February 2026, while Pinellas County was about $405,000 in March 2026. Homes also moved a bit faster in Pinellas, with average days on market at 54 compared with 67 in Tampa.

That said, countywide numbers only tell part of the story. Pinellas includes very different submarkets, with Clearwater around $395,000 in March 2026 and St. Pete Beach around $599,000. If you are serious about comparing the two, it helps to look at neighborhoods and addresses rather than broad county averages.

The Howard Frankland Bridge is one of the region’s most important connections between Hillsborough and Pinellas. Florida transportation officials said the new bridge increased capacity by 50% to reduce congestion and improve evacuation routes. That is meaningful progress, but it does not erase the fact that living on the same side of the bay as your job is often the simpler choice.

If you work in downtown Tampa, Westshore, or nearby business hubs, a Tampa-side search may make your day-to-day routine easier. If your work and lifestyle are centered in Pinellas, staying on that side can help you avoid extra cross-bay dependence.

That means families on either side of the bay have multiple paths to explore depending on location and program fit.

Looking at broad district-level performance, Hillsborough reported a 90.9% graduation rate for 2024-25 and more A and B schools. Pinellas reported a 93.4% graduation rate, an A district grade for the second consecutive year, and 89% of schools earning A or B. Official 2025 examples show Tampa at a total millage rate of 19.8428, while Pinellas communities range from 17.4172 in Safety Harbor to 19.3522 in Clearwater, 19.9197 in St. Petersburg, and 20.4449 in Belleair. That is why a home-by-home comparison is much more useful than assuming one county is always cheaper than the other.
